The Brief

We were approached by an existing client to put together a scheme for the part conversion of Ivy Mill into mixed-use commercial and residential units. The mill is currently run by my client as a business centre but due to the lack of use of the top floor my client wanted to seek planning permission for 100 residential units. To provide this level of accommodation whilst maintaining the current commercial units over floors 1-3, we proposed to convert the unutilised 4th floor together with a roof extension.

We cantered the design around a large atrium which would floor the inner area of the large mill with natural light and provide additional amenity space to the apartments and offer more than 50% ventilation allowing savings in build cost for the client in terms of fire safety. Due to the proposed stepped back design of the roof extension, we were able to introduce balconies for each unit which offers views over Manchester City centre skyline and the Peak District.

This project is currently in the mid-stages of planning, and we are working with Oldham council to ensure the project is successful, we are hoping to be on site mid to late 2022.
